Has it been a dream to one day own a home on the water in Florida?

I know it’s a dream of mine! I’d love to be able to walk out to the backyard, grab the paddleboard or kayak, stroll onto the dock, and hit the water for a sunrise or sunset paddle.

But what does it cost to live on the water? Let’s look at a simple metric: the average price of waterfront homes (single family) that are for sale right now. I reviewed MLS listings along the Gulf Coast from Pensacola/Perdido Key out to Navarre and here’s what I found:

Average price: $1.7M
Median price: $1.38M

Of note: There are right now 39 homes for sale that are listed under $1M. One of my favorites on Bayou Grande is listed at $599,000. The lowest price? $299,000!
