Two reviews in one: one as a long term landlord and one as a sales agent. LANDLORD: I have been a landlord with Horton & Garton for 17 years. Since meeting John in 2008, I have been exceptionally pleased with the letting agent, landlord relationship. John’s team’s market knowledge, professionalism, attention to detail and ability to work effectively with me being an overseas landlord with an 11 hour time difference has been invaluable. As a landlord, expect the human touch, pragmatism, practical and cost effective solutions to fixes, refurbishment. I can count the void period on my London flat in weeks on one hand - an achievement over a seventeen year period and testimony to the teams ability to attract contract and sustain lasting lease relationships. I used Horton and Garton Chiswick for both a sale and purchase this year. They are a significant cut above the rest of the Chiswick estate agents and are extremely highly recommended. The valuation process with Louise was the most thorough and realistic to the market. The outlay of the strategy that would be used worked best for us. Diligent, quick and excellent communication during the viewing process. Once the sale was agreed, H&G did their best to make it as stress free as possible, incredibly active all the way to handover on completion. By chance our new house was also H&G - and on the opposite side of the transaction, their care and attention was exactly the same as being a vendor for them. Great service, will take care of you and most importantly, get everyone to the completion.

My partner and I were searching for a flat to rent and we saw two properties with this agency in Jan 2026. We put an offer on the first property we saw and were really excited about it - we even went slightly above asking despite the agent telling us in person they valued the property below what landlord wanted because they didn’t see as high value in it (weird?). We were also told that due to May 2026 changes in renters right they cannot accept upfront payment to the landlord - weird again because it’s simply not true according to every other agency we spoke with and considering they happily accepted a bid above asking that is also not allowed after May 2026… After several days of waiting we find out someone else got the flat. Agent we spoke with said they couldn’t disclose for how much more we lost which again is such a weird practice and not how other agencies do it (e.g. Chestertons do disclose and despite the intense bidding process at least they are transparent). Cherry on top - when agent called me they were soooo cheerful as I picked up the phone giving me false hope after a dozen flats viewed… I got very upset, promised wouldn’t deal with them again yet they had another stunning property they reached out to me about. It wasn’t a fit for us because it would need a tenant right away yet we needed several more months to move. I asked not once but twice to confirm to me that the landlord would consider someone moving in later and I never got a direct response only a push to see the flat. We ended up seeing a flat and putting an offer forward and yet again we did not get it because obviously landlord wanted someone asap and not later…if only they were capable confirming directly with the landlord keeping tenants’ time and emotions in mind, but oh well:)

I recently bought my flat through Horton and Garton and the service was excellent from start to finish. Stuart was always quick to respond, patient while I worked through the various stages of the process, and kept me clearly updated throughout. He struck a great balance between being proactive and never pushy, which I really valued. Thanks to his communication and support, the whole experience felt much smoother than I expected.
